The method

Nothing improvised. Every visit follows the same protocol, in the same order, on every tile — and ends with a written report.

Disassembly and vacuuming

We separate the tiles one by one. HEPA vacuuming of the vinyl grain, the interlocking seams and the floor underneath — dust, hair, dead skin, grit.

170 °C dry steam

The steam jet penetrates the grain and the seams. Heat destroys bacteria, fungal spores and mites without a drop of product and without soaking the foam core.

Registered disinfection

A Health Canada DIN-registered disinfectant, applied for the full prescribed dwell time — on the rolling surface AND on the underside of every tile, where moisture sits.

Drying and reassembly

Forced drying, tile-by-tile reassembly in the original layout, final inspection and a written visit report. The mat is ready for the morning class.

Why steam instead of an extractor

A water extractor pushes liquid into a tile engineered not to absorb it. The water runs down the seams, migrates under the tile and settles between the mat and the concrete. That is precisely the environment mould looks for.

Dry steam does the opposite: very little water, a great deal of heat. It sanitises the grain and the seams, evaporates almost immediately, and leaves a tile you can reassemble the same evening.

What gym owners ask us

Do we have to cancel classes?

No. We schedule the work overnight, early morning, or between class blocks. That schedule is the whole point.

How long before athletes can be back on the mat?

Roughly 30 to 60 minutes after forced drying. We never leave a room with a damp mat.

How often is a deep clean needed?

Your staff disinfects the surface daily — that stays essential. A deep clean is typically planned every 4 to 8 weeks, based on class count and group density.

Does steam damage the vinyl or the foam?

No. Dry steam carries very little water: it sanitises without saturating the foam core. That is exactly why we use it instead of a water extractor.

What products do you use?

Disinfectants carrying a Health Canada DIN, applied for the dwell time the manufacturer prescribes. No homemade mixes, no improvising.

Do you work on surfaces other than MMA tatami?

Yes — puzzle tiles, wrestling roll-out mats, jiu-jitsu mats and gymnastics surfaces. Tell us what is on your floor and we will confirm.
